Check the size of the external areas are separate to those of the internal areas, some agents/developers may quote sizes which includes external areas, others don’t, but you won’t know this unless you ask or see the plans with all the room and veranda sizes.

You may be able to change the layout of the original approved plans with the developer, make sure you ask your developer what is possible.

Service charges may be worked on on square meterage of your property.
