Apartment or villa hunting


Be aware that some properties have been on the market for some time, you are not the first to see them and won’t be the last, there are plenty to see so don’t rush or get too exited.

There are more popping up all the time. Some that have been built for letting, but that have never been let, will also come on the market. Its best to come and take a look especially if unsure about which island you would choose to invest in. You may be able to book a two centre holiday, a week on Boavista and the other on Sal. There are a number of hotels that will accomodate this.

Some developers will show you the ones they want you to see first, the ones they want to sell first, but they may have others. Other Estate Agents may have the same property on their books, and/or more different properties to another.

Again, do as much research before you make a decision or arrive on the islands looking to invest.

There are also new resorts that have been built, nearly finished or have some units left for sale. You need to think about the reasons some are left unsold. Also:

- Are they smaller than the other units in the same block?

- Do you have the same size balconies?

- Who will manage the Resort?

- Will there be high management fees?

- Do you have to buy a particular furniture package on a particular resort?

- Do you have to replace that furniture package in a specified number of years?

- Will you have to pay high condominium fees?

- Must you sign up for their rental scheme and what does that entail?

- How are you going to raise the money to buy the property?

- How much Annual Property Tax will you need to pay?

It's not that easy to obtai a mortgage in Cape Verde, but its probably the same now in other countries!
